Palm Springs homes as we see them on the job

Palm Springs sits at the west end of the valley, an easy drive for our crew from Indio by way of Cathedral City. Most of our calls here come from homeowners who need block and brick walls around back yards, patios and walkways by the pool, work on older fireplaces and chimneys with worn joints, or repairs to paver drives that have started to settle.

The price usually depends on the size of the wall or surface, how much old work has to come out first, and whether new brick, stone or mortar has to match what's already on the house. The schedule depends mostly on whether your job needs a permit and how soon the materials arrive. I'll go over both with you when I come out to write your estimate. On every one of these properties the job starts below the surface, because a wall or a paver drive is only as sound as the footing and base under it.

What Palm Springs walls and patios usually need

  • When a paver drive dips or rocks, the base under it usually has a soft spot, and fixing that spot often saves you from redoing the whole drive.
  • On older homes, mortar joints usually wear out well before the brick or stone does, so repointing is often all a tired wall or chimney needs.
  • A repair on a house that's been standing for decades only looks right when the new brick and mortar match the old in color, size and texture.

Masonry services we offer in Palm Springs

  • Foundation repair

When a crack runs through a wall or a door starts to stick, we find out what moved under the house and repair the foundation at that spot.

  • Chimney repair

If bricks near the top of your chimney are loose or its concrete cap is cracked, we rebuild the damaged rows and set a sound cap.

  • Tuckpointing

When the mortar between your bricks crumbles at a touch, we rake out the worn joints and tuckpoint them with new mortar matched to the old color.

  • Brick repair

When a few bricks in a planter, step or wall are cracked or flaking, we cut out just those and set matching brick in their place.

  • Driveway pavers

If your concrete drive is cracked through, a paver driveway laid on a packed base gives you a surface where single stones can be lifted and reset later.

  • Retaining wall construction

Where a yard steps down or a slope presses on a patio, we build a retaining wall on a solid footing with drainage behind it.

  • Masonry restoration

On an older house with worn brick or stone, we clean, repair and repoint the original work so it reads as one piece rather than as patches.

  • Fireplace installation

For a new fireplace indoors or on the patio, we build the firebox and surround in brick or stone, sized to the space it sits in.

  • Stone veneer installation

A thin layer of stone veneer can give a plain block wall, column or fireplace front a stone face without the weight of solid stone.

  • Concrete block walls

Many yards here are closed in by block walls, and we build new ones or rebuild a run that's cracked, leaning or loose at the cap.

  • Foundation block wall installation

When a garage, addition or raised floor needs block walls at its base, we lay them on a footing with steel and grout filling the hollow block.

  • Outdoor kitchen masonry

Next to a pool or patio, we build the block base, the counters and the stone or brick facing for an outdoor kitchen, leaving openings for the grill.

  • Walkway construction

A path from the drive to the door or along a side yard can be laid in pavers, brick or flagstone over a firmly packed base.

  • Brick wall installation

For a garden wall, a planter or a low front wall in brick, we set each row level on a footing and tool the joints to suit the house.

  • Stone masonry

We lay stone walls, steps and planters by hand, fitting each stone so the weight rests on stone and the mortar only fills the gaps between them.

  • Brick pointing

If only a few joints have cracked or come loose, we point just those with matched mortar, which is a smaller job than redoing the whole wall.

Palm Springs masonry and permit questions

Do I need a permit to build a block wall in Palm Springs?

Yes. The City of Palm Springs requires a permit for any fence or wall over 3 feet tall, measured from finished grade to the top of the wall. A lower wall needs one too when it holds back an added load, such as a driveway near the top of a retaining wall. I'll tell you at the estimate whether your wall needs a permit, so that's settled before we dig.

Do I need a permit for a patio or patio cover in Palm Springs?

A patio slab on its own needs no permit from the city, but every patio cover does, whether it's attached to the house or stands on its own. An outdoor kitchen with a gas line or wiring needs a permit for that work. A wall around the patio follows the 3-foot rule above. We go over the whole layout with you when I come out.

How do I apply for a building permit in Palm Springs?

You apply online through the city's Palm Springs Online portal, because the city no longer accepts paper applications. The city's Building Department issues permits to build, alter, repair or demolish a structure. Either the owner or the owner's authorized agent can apply. New applications are checked against the current California building codes and the city's own Municipal Code. When your job needs a permit, we work it out with the city and pull it ourselves.

What happens if a wall on my Palm Springs property was built without a permit?

You may be able to apply to legalize the wall through the city's regular permit process. If that isn't an option, the city requires the wall to be removed under a demolition permit. If you're buying a house or planning work near an older wall, I'm glad to look at it and tell you plainly what I see.

What causes block walls in Palm Springs yards to crack or lean?

Usually the problem starts underneath, with a footing that's too small or ground that has settled or stays wet from sprinklers along the base. A missing or cracked cap also lets water into the hollow block, and tree roots can push a section out of line. We look at the footing first. If the rest of the wall is sound, we rebuild only the section that moved.

How much does masonry work cost in Palm Springs?

Your price comes from the job itself, so I give you a written figure after I've seen it rather than a number over the phone. Block and pavers usually cost less than brick or natural stone. A tight side yard where every block has to be carried in by hand adds labor. A permit adds its own fees and waiting time, and I'll lay all of that out when I write your estimate.
