Coachella homes, from downtown to the newer tracts

Coachella is the easternmost city in the Coachella Valley, a short drive from our base in Indio, and I can see a wide spread of homes there in one afternoon. Older stucco and block houses sit close together near downtown, newer tract neighborhoods reach out toward the farmland, and nearly every lot has a block wall around it.

The work is much like what we do in Palm Desert and the cities between, but in Coachella I watch the ground most closely, because a wall or a slab is only as good as the soil and footing under it.

Why heat and age matter for Coachella masonry

  • The city council has found that Coachella sees long stretches of high heat with little or no rain each year, and that pulls water out of fresh mortar before it can cure.
  • In summer we start early and keep new joints and block damp while they set, because mortar that dries too fast turns weak and crumbly.
  • Most lots here are fenced with block walls, and after years in the sun the caps loosen, the joints open and the gate posts work free.
  • Older homes near downtown often have brick or block patched over the years with mortar that doesn't match, so we match the old mortar's color and hardness before repointing.

Masonry services we offer Coachella homeowners

  • Foundation repair

When a block stem wall cracks or a corner settles, we find where the movement started, repair the masonry and tell you whether it's still moving.

  • Chimney repair

Chimneys here are mostly on older homes and patio fireplaces. We rebuild a cracked crown, the cap on top, and reset loose brick before the gaps spread.

  • Tuckpointing

When joints have gone soft or sandy, we grind out the worn mortar and pack in fresh mortar matched to the old, so the wall reads as one.

  • Brick repair

A few cracked or flaking bricks don't mean the wall comes down. We cut out only the damaged ones and set brick that matches what's there.

  • Driveway pavers

Pavers suit a Coachella driveway because a single unit can be lifted and reset if the ground shifts. Most of the work goes into the compacted base underneath.

  • Retaining wall construction

Raised yards and graded lots here often need a wall to hold soil back. We give the footing and backfill the same care as the face you see.

  • Masonry restoration

On older homes near downtown, worn brick and stone can often be brought back without rebuilding. We clean, repair and repoint so the work keeps its look.

  • Fireplace installation

An outdoor fireplace gets used most on cool desert evenings. We build the firebox in firebrick and the surround in brick or stone, sized to your patio.

  • Stone veneer installation

Stone veneer, a thin stone face set over a wall, dresses up a stucco front or a column. We prepare the backing first, since that's what holds it.

  • Concrete block walls

Block walls along property lines are the usual fence here. We set them on a proper footing and fill and reinforce the cells so they hold up.

  • Foundation block wall installation

For an addition or a raised floor, we lay the block foundation wall that carries it, with the footing and steel set before any block goes up.

  • Outdoor kitchen masonry

Backyards here get used for cooking much of the year, so we build grill islands and counters in block with a brick or stone face around your appliances.

  • Walkway construction

A path to the front door or gate should sit level and shed water away from the house. We build walkways in pavers, brick or stone.

  • Brick wall installation

A brick entry or garden wall gives a front yard a solid edge. We lay it on a sound footing with joints finished to match the house.

  • Stone masonry

Natural stone works well for planters, columns and low walls in a desert yard. We fit each stone by hand so the joints stay tight.

  • Brick pointing

If only a few joints have cracked or fallen out, we point just those, filling them with mortar matched in color so the repair blends in.

Coachella masonry questions homeowners ask us

Do I need a permit for a new driveway or paver patio in Coachella?

Yes, the City of Coachella requires a building permit for a new driveway and for hardscape such as concrete flatwork, patio slabs and pavers, with only certain walkways exempt. Taking out or rebuilding part of a masonry wall to add a gate or driveway needs one too, and the city's building official has to issue it before work starts. If your job needs a permit, I'll tell you at the estimate, and we work it out with the city and pull it ourselves.

Which low walls, fences and sidewalks are exempt from a permit in Coachella?

The city's exempt list includes fences no more than 2 feet high that meet its design rules, and retaining walls up to 2 feet measured from the top of the footing to the top of the wall. That wall exemption doesn't apply if the wall carries extra weight above it, like a slope or parked cars, or holds back flammable or combustible liquids. Side and rear yard sidewalks up to 30 inches above the ground beside them are listed as well, if they're not over a basement or story and not on an accessible route, so I check your plans against the list at the estimate.

When does a masonry contractor need a CSLB license in California?

A contractor needs a license from the Contractors State License Board when the job needs a building permit or more workers than themselves, or when labor and materials total $1,000 or more. That small-job limit used to be $500, and the exemption under $1,000 only covers work that needs no permit, done by someone with no employees. Contractors have to be licensed before they bid, and we're licensed and insured.

What causes block walls and concrete footings to crack in Coachella?

Most often it's the soil under them. Earlier city council findings say Coachella's soil holds high levels of sulfate, which wears on concrete, and that the soils are highly expansive, swelling and shrinking with moisture, with a high chance of liquefaction in an earthquake. The city ties that to rules for concrete that touches these soils, and it's why we put most of our care into the footing and base you won't see once the wall is up.

How do I know if fill dirt is allowed behind a retaining wall in Coachella?

Fill that may carry alkali or sulfate is allowed in Coachella only after a sample is taken at the building department's direction and an approved testing lab shows it has no more alkali or sulfate than the native soil where it goes. The Public Works Director can waive the sample for good cause. When a wall or raised patio needs imported fill, I bring it up at the estimate so the testing is settled before any dirt arrives.

How much does masonry work cost in Coachella?

The price comes down to the size of the job, the material and how much work happens below ground before anything shows. A long property-line wall, a paver driveway that needs an old slab torn out, or a repair matched to old brick costs more than a short garden wall on good ground, and a permit or soil test adds time and cost. The schedule turns on permits, material lead times and the summer heat, and I measure and write your estimate myself so you have your own figure before you decide.
